Before you say 'I think' let me state some facts:
1- Yes. I just wait a few seconds and start playing but fair enough, this is opinion: you mind, I don't, like you don't mind waiting for loading screens all the time, which is way more than a bit of rendering.
2- No, the worlds have far from 'mostly' rabbitholes (wild guess, 3%?), a lot is open. And most of the rabbitholes are non existent in Sims 2 and 4 (so far): school, city hall, buildings related to careers.
3- That's your computer, not the game.
