That may be YOUR experience -- it was not mine.
1- I don't recall having a delay in object rendering in TS3. I also don't have that issue in TS4. So, for me, that point is a wash.
2- Many of TS3's public spaces were rabbit holes but some were not, especially as expansions were released. Personally, I don't mind rabbit holes and felt there was a good balance between rabbit holes and enter-able buildings.
3- In my experience, venues in TS3 were always bustling, as were the public parks. I've found most of the TS4 venues to be pretty much empty. At most, there will be 2-3 Sims, and that's if I'm lucky. The Art Museum is generally the worst. Many many times, my Sim is the only person there, regardless of time of day.
