I got Cats & Dogs for Christmas and tried my hand at a home veterinary clinic. I really wanted a Sim to be able to become a vet immediately, and though my result isn't luxurious, I play-tested it and it worked the way I'd hoped.

The home vet clinic is a project for you and your Sim! Place the clinic on a 20 x 30 lot, then settle your sim on an empty 20x30 lot. With the money your sim has left, you can purchase this clinic. It comes with an exam table, check-in podium, and medicine crafting table (great for increasing vet skill!), as well as a side entrance to a 3-bedroom home. The home has a full bathroom, refrigerator, counter, and bed. Not much, but enough to allow a workaholic Sim to work their own clinic without moving back and forth between the clinic and home lot.
Your Sim can be the vet at the clinic and sleep here as well. When I played, I had my Sim use the medicine crafting station to do lab work until she reached Level 1 Veterinarian skill. It didn't take long, and then I opened the clinic and started seeing patients. You can decorate and renovate as you earn Simoleans, and there is plenty of room for a surgery station. The Starter is pretty bare. It has drywall and concrete floors, but it's easy to earn money, and there's no wait to becoming a vet.
