Do "deep conversation" first (if available) then "get to know" second. You can find out a trait with both of these but "deep conversation" doesn't seem to show if you already asked "get to know" in the same conversation.
This must be random from game to game because I've never had this problem in my own game and I'll usually do the get to know action first with new sims since it's usually right their waiting. I seem to have more trouble getting get to know to come up with any regularity after the first one in a conversation though.
