What would you turn Newcrest into?

I'm going to turn Newcrest into a city/country not currently in TS4. I want something with architecture not seen in the game yet (or widely anyway). I won't be using mods so will be stuck with the lan...

I just spent the afternoon downloading Tuscany builds! I love having a commercial strip on the side. I'm not quite happy with everything (I want the big lot to be a vineyard) but I will try to post the names of all the build I downloaded to get started.
