These are all very good points. Bjorn seems to be leading the investigation in a way that suits him.
This also reminds me somewhat of Murder on the Orient Express. I feel that there may be relationships between the Sims involved that we aren't aware of.
Following on from your questioning of Bjorn, I'd like to know what his relationship with the victim and her family are, as well as his relationship with the Villareal family.
You also mentioned a change in leadership, what would a change in leadership mean, who would take over?
Additionally, what was Hugo's motive for stealing from Ulrike? What is their relationship.

My theories so far:
1. Sergio killed his wife to inherit her estate and run away with J, although J seems smitten with Zoe, so he may have not been involved.
2. Bjorn removed the ladder and is now hindering the investigation, possibly framing Sergio, but motives are unclear.
3. Hugo removed the ladder, possible due to disliking his sister's friendship with the victim, and the Villareal family is paying off Bjorn.
4. Luna killed her friend, motives unclear. Her family and Bjorn are now protecting her.
Another thought, I believe @imhappy said Jacque Villareal has recently opened up some buildings with wishing wells. Can we search the wishing wells please?
