ETA... The landlord is useless. My sim's handiness skill is maxed and probably higher than hers. She hasn't fixed a thing. :|
On the plus side, at least there is the repairman NPC now. I say ditch the landlord and pay for another Sims to do a better job. Fund the fee with an indoor garden and with fishing.
