Build items removed when playing rooms from gallery

Hi all - I have downloaded CC from TSR and others, specifically rooms for the furniture. I unzip the downloads, and place them in the tray folder under my sims 4 path (no subfolders). When I am in play and go to build mode, gallery, and place a room, nearly all the CC deletes and i get an error 
109 build items removed" etc. etc. Further, the individual furniture items do not appear in the build mode either. I have all the boxes checked in options (for CC and scripts) so I'm not sure why this is occurring and I haven't been able to find another thread. Have restarted and deleted and reinstalled content to no avail. Help!
