I am having the same issue!! I literally cannot for the life of me figure out what the issue is!
Ive removed mods, ive removed UI things, i did the 50/50 mod replacement and everything.

I'll ask, perhaps that could help.
Have you tried repair game option through EA App or Steam?
On EA App, when you open the game library, there are three dots on the top right of each game. Click on it and there's an option to repair it.
On Steam, open your game page in the library and click on the gear icon. In the drop-down menu, choose "Properties...". A window opens, in which you go to Installed Files and click on Verify integrity of game files.
Of course keep the mods and CC out during the repair.
But yeah, let's try that and see if that helps.
