OK, today I tried again and was able to confirm:
- It's not the specific lot - I tried building on a different lot and the same stuff happened.
- It's nothing to do with the roofing. Any action seems able to cause a crash. It may have something to do with play time - I generally only get ten-fifteen minutes of playing before it crashes, but sometimes it happens faster.
- It's definitely a crash. The game crashed without getting stuck on the loading screen one time and I finally got an error message. Only once but hey! Otherwise my game continues to behave as described (eternal loading screen, able to hear music and click but not do anything, etc).
I don't know how to understand the error message but here's seems potentially relevant to me:

I've had the same exact problem. No CC or Mods EVER. Using my Macbook, which I've never had problems with. Seems a lot of people are having similar issues, both on Mac and PC. I personally believe it's an issue with the update that EA needs to fix themselves. In the meantime, I was able to create a new save on top of my old one and I am able to play the new save. My old save just freezes every time I try, but I don't want to lose all the work I did creating those worlds and households. If you're just wanting to build, creating a new save may allow you to. If you try it, lmk if it works or not!
