kruthy92 Have you tried playing in a clean user folder? If not, please do so now: Move the entire Sims 4 folder out of Documents > Electronic Arts and onto your desktop. When you launch the game, a clean folder will spawn with no content. (Your saves and other content will be intact in the folder you've moved but temporarily unread by the game.) Don't add anything to the new folder yet; just start a new save and see how it runs.
Separately, please look for a BIOS update for your motherboard. I don't know whether Asus offers one, but if it does, install it and test Sims 4 again. To look for an update, find the exact model motherboard you have, then google "[model name] support," and click the link to the Asus support site for that board.
