@ElliotOram  Is it possible Origin is spiking your CPU use, not Sims 4?  Try putting Origin in offline mode before launching the game and see whether it helps.

And just in case there's something going on with your save, please test in a new save instead, for comparison.

If the above steps don't make a difference, please run a dxdiag and attach it to a post.

    Thanks @puzzlezaddict it was Origin spiking the CPU. Offline mode worked. Had to start new games too for some reason.

    Anyway problem resolved thanks very much!
