Sims using 98%+ of GPU (3060)

Product: The Sims 4
Platform:PC
Which language are you playing the game in? English
How often does the bug occur? Every time (100%)
What is your current game version number? most up to date
What expansions, game packs, and stuff packs do you have installed? all but luxury party
Steps: How can we find the bug ourselves? No idea, may just be on my computer
What happens when the bug occurs? GPU (NVIDIA 3060) goes to 100% and lags other services and whole computer because sims 4 is taking up 98/99% of GPU while just having a build in build mode on screen (not moving, not playing etc)
What do you expect to see? GPU being used ~35%
Have you installed any customization with the game, e.g. Custom Content or Mods? Not now. I've removed them.
Did this issue appear after a specific patch or change you made to your system? Neutral/Not Sure 

I'm trying to build in the Sims 4 but every time i go into build mode my Sims 4 game shoots up in its usage of my GPU (NVIDIA 3060) to around 98 or 99%. This makes my computer sound like a helicopter and makes me worry for the component. It also makes me unable to perform other tasks like streaming, capturing in obs or watching something on the side. This is a new issue and is not happening during loading screens, the main menu, world selector etc.

It is even happening when im not touching the game, the game is behind another window, when just a shell of a build is on screen (ie. no furniture etc to load) - ive tried going to other lots and other builds (I noticed the problem first in evergreen harbour) and its the same thing. I've tried other games with no problems and normal GPU usage (25% for valorant), ive updated my NVIDIA game and studio drivers, no change. It is particularly when zoomed out on a build rather than building up close which uses around 50% GPU. I've tried in multiple saves and on multiple lots. 

Because I am a streamer my graphics settings are on ultra, but I also have a custom built computer to accommodate this. and as I said this is a new problem that has only just started occurring and I have changed nothing on my pc or components to spark a change like this, and it is not occurring with other regular processes or regularly played games. 

Please look into this!

    None of my game options have changed between it not happening and starting to happen. Id really love for someone at EA to be made aware and look into it

    @HeppiSims  This is a player-help-player forum.  EA employees do post here occasionally, but Maxis developers and QA aren't involved in one-on-one troubleshooting.  And that's what this thread is, at least right now, since no one else is reporting this particular problem at this time.

    The point about the settings wasn't to ask if you'd changed anything, it was to see whether changing them now helped.  So if you'd like more help, please try my suggestions and let me know whether anything changes.
