Are you using more than one monitor ?
Make sure the game uses your graphics card and not the chip.

- yes, I have 2 monitors: my laptop monitor + an old cintiq, but I play on the lap-top monitor. I've talked to other simmers about this, and they too have just given up on playing the large lots.
my drivers are up to date.
I have changed my global settings so that the graphics processor used is always the NVIDIA one.
sorry to late a while to respond, I lost this thread and took me a bit to remember it should be in my email.
The lag in ts4 is just such a deal-breaker for me. I love the game, but I hate that I can't play without tip-toeing around the game by only having small households, small lots, lag mods, etc. I'm so tired of it I switched over to TS2 and the difference is just so strong, I don't have any lag there at all--even in large lots with tons of sims.
I- Your drivers are from February. There should be Mai ones though
