I agree with you. My town has the basic layout that I had from the very beginning (granted a few things were moved when more land was purchased).
I tried to keep my core street layout the same and sorta branched out from their.
As far as advice goes for the original question. I wouldn't give every building too much land because you'll be stuck needing more land then there is available to us. Pretty much use your space wisely. And if you plan to make your town as realistic as possible, predesignate the shopping, residential, recreational, etc. areas before you start the redesign. It'll help a lot since you'll have a good blueprint to work off of. :)
