When you say you have 3 saves, do you mean you have 3 characters, and one of them can't access the undercroft, regardless of what save (for that character) you use? Or do you have 3 saves for the same character and only one of the saves is playing up?Are you using mods? If so, have you tried without them?
Have you tried repairing the game in Origin? Right click the game in the Origin client and click 'repair game'. This can help with some issues.

Did you try repairing the game in Origin as I suggested above? And removing mods if you're using them?Just to rule it out, have you tried lowering your graphics settings to see if that helps? (You'd be surprised how many weird and seemingly unrelated bugs graphics settings seem to cause in this game).
