250+ High ping only in Pro Club mode, while net is fine

- Platform: PC through EA app

Im facing a serious issue. Im playin FC 26 on PC with a very stable internet (250 mbit download). Every game mode is working fine like FUT or Seasons, etc. But when i play Pro Clubs (solo or friends doesnt matter) 90% of the time i get this problem that my ping is showing 250+.
Info:
- Stable PC with i9 and 5070, so FPS is not a problem
- Using LAN cable directly with 250 download 40 upload (see ss below)
- Playing with controller bluetooth connected to the PC
- 4-5 other friends who play with me together are playing with PS5 so we do crossplay. It does not matter if i play with them or solo. The ping is most of the time above 250+
Things i have tried:
- I saw a post where someone mentioned to disable "Approximate Location Matchmaking" to fix this problem. I tried it but it didnt help. I did have less games where the ping was high but still it would be around 80% of the matches.
- Change display settings thinking it was related to a display config bug but it isnt
- Play with VPN, same problem
What is going on? How can i fix this?
I thought first that this was a UI bug and that my game was okey but the game was almost not reacting to my actions on the controller.
