Probably a latency problem on his end. He should check his download/upload speed. Usually 25-50mps is considered good. With 3-5 mps upload. Superior is 100-300 mps download and 10+ mps upload. You both can do tests and compare the difference. If his players are slower, im sure the comparisons will validate why. He could have a number of periperals hooked up to his modem. Decreasing those, would increase his up/dwn speed.
He only has his Xbox hooked up. We have the same wifi provider. Hence we live on the same street also. He is wired. Our speeds were ever similar. He also works for the internet company local to our area.
