Hey @pri4321 That PC on Newegg you link is very good. If you are just going to play Sims 3, the amount of Vram will be fine. Even that video card is already overkill for Sims 3 and 4.
Only problem is that I'm afraid that the pc may have a low quality power supply, because usually prebuilts come will a low quality power supply and it's safer not to go cheap on those.
And I would only start worrying about that video card ram count if you play higher resolution or demanding games.
I'll try to plan a pc partpicker build for you.
this was just added I believe 760 card 3gb dedicated, 16gb ram i7 ,3tb hard drive. Blu ray player No reviews I checked amazon seems to be new there too no reviews

I would go with the Cyberpower PC prebuilt one. Yes the i7 4790 is better but has little difference in gaming performance compare to i5 4690k. And the video card is also better in that build.
@pri4321 I think that CyberpowerPC build that you linked earlier will serve you enough since it has the right balance. I would also invest in a SSD drive because you'll benefit from it if you install Sims 3 on it.
Forget what I said on the power supply. Yes it may be a low quality one but for casual gaming, you can get away with it.
