Can't Play The Sims 3 Right On Window 8 Pro!

Up till earlier this month my PC was using Windows XP, and had 4 GB Memory, Radeon HD 6450, And a 4400 dual Athlon processor, 320 GB Hard Drive, with only half of it used, only by The Sims 3! And my game was playing bad, crashing, mostly! Now a couple weeks ego I got a new Hard Drive and 1TB hard drive, and put in Windows 8 pro, aso got a new power supple a 600 watts! installed The Sims 3 in it all new, no CC, no Mods, or anything else not EA made, I have all EP and SP and almost everything from the store too! My problem is now I have had the Error 12 thing happen when trying to save, and it crashing, especially when I go into create a Sim, like to change my Sims clothes! Now ever sense the last Update, the game has added it being slugish as well,game play is always stopping and going every few seconds of playing, so I can't really even enjoy playing it at all!

Now I have tried allot of different things, the saving while paused, which I always do, Saving in "Save as" instead, also using the compatibility thing and sating to a lower Windows, non have worked!

I nead help,  I can't add no more memory to my PC, my Motherboard wont allow it!

I was so happy to hear about University Life, but now it looks like I will not be able to play it, so I won't buy it, I have already spent well overe 2 or 3 hundred dollars on this game, and thats just on the game it self, not counting the store stuff, I won't spend anymore, its not worth it!

I am not going to buy a whole new PC just to play this game on, it would be stupid, I have all ready spent more then I should ever had, getting The Sims and all its Eps, and then The Sims 2 and its EPs and SPs, which now nether one is compatibile, and now The Sims 3 and everything it has out too, its enough!

Until I get this fixed I will not be buying anything more from the Sims games makers, even though it is my favorite, and its really the only game I play now, I guess I will have to go back to card games!
