@Vibama Please play immediately after restarting your computer, with nothing else running in the background, not even a browser.
If that doesn't help, try disabling Origin in-game: hover over your username, select Application Settings, then the Origin in-game header, and disable the option at the top.
If that doesn't help either, try playing while your computer is offline. You can sign into Origin and put it in offline mode, then disable wifi and/or disconnect the ethernet cable.
If none of this makes a difference, try playing in a clean user folder. Move your entire Sims 3 folder out of Documents > Electronic Arts and onto your desktop, and when you open the launcher, a clean folder will spawn with no content. Don't add anything to it yet; just see whether you can play a new save in Sunset Valley or Twinbrook without any crashing. Let me know either way.
