Hi Gorath,
Thank you for your response - it defnitely does, i7-3770K @3.5Ghz, 16 Gigs RAM and nvidia GeForce GTX 660Ti Dual SLI on Windows 7. and about a terabyte free on my Sims 3 drive.
It's very strange as the game runs smoothly with no graphics problems at all and this lot issue happens even for example using edit world in a brand new Sunset Valley (say by replacing Central Park). The other two big show venues (Hoi Polloi and Binder Clip) have no such problem and no other graphical issues in any of the worlds, from each expansion pack other than Supernatural / University Life (which I don't have).
I've been crawling the internet and I'm thinking that maybe I'm meant to use Build Mode to make it look all pretty but is it really meant to start as essentially a square-ish set of four black walls with a fancy stage inside?
I'm hopping off to bed now (it's nearly 1am in Sydney!) but I'll check tomorrow if there's any other information I can provide to assist.
Thanks again,
James

Is it just the Ultimate venue that looks like this or do the other Showtime Big Show venues look the same ?
Try the factory reset described in this post: http://answers.ea.com/t5/The-Sims-3/FAQ-Troubleshooting-Steps/td-p/714/
It's labled 5 for everyone. That's not the issue.

Thank you very much for your message Crinrict!
I'm not sure what it was, however I tried the "factory reset" methodology outlined, downloaded and installed only the Ultimate Venue item set and it worked fine.
Copied back my entire My Documents Sims 3 folder back in and the building remains fine as well, no further problems. Go figure o.O
Thank you very much for your help though =D
Have a great weekend,
James
