[FR] Feedback about Payment System

Dear Sims Team
For Rent EP's new system has already some bug reports. This is related to multiple bug reports, so I post here as feedback.
The rental fee calculation system resets the values when you restart the game, so even if you cut the timeline and check the save, you will not get the correct result.
The Remaining Lease Days in the Tenant Agreement panel are also reset at the same time, and will start counting down from the time you resume the save.
Furthermore, if you have not set Unit Rules, the Lease Days countdown will start from the move-in date, but the Rental Fee calculation specifies a Sunday as the payment date regardless of the day of the week you move in, so there will be a discrepancy between the Remaining Lease Days and payments.
First of all, it is predicted that there will be no hope of improving the issues with bills unless the billing amount and lease day counts are not reset when a save is restarted.
Next, regarding the delivery of bills.
This seems to be closely related to the 'Sort Junk Mail' action.
It seems that the action of 'obtaining and using a coupon' is the trigger for delivery of mail, so mail will not be delivered if you have the coupon. In other words, if you start the game from a residential rental house, Junk Mail will be delivered along with any other mail, so there is no way to obtain a coupon, and mail, let alone bills, will not be delivered.
The bill amount is calculated correctly, and the number of days until the lease date is counted down correctly. (I checked the game with the game running from after one payment to the next payment complete.)
The problem seems to be that it is reset when the game is restarted, Mail delivery is fixed on Mondays, the same as for Normal Residential house, and the trigger for delivery is the use of a coupon.
You have a great system in place and I really want it to work as intended.
sincerely yours

Edit May/17/2025:

I will delete the description about the delivery of mail. The reason is that in subsequent tests, events contrary to the description were confirmed, and at this time, I have not seen any events sufficient to explain it. I apologize for the confusion.

  • Adding pics:
I took a lot of pictures, so it took me a while to sort them out. I think I need pictures to make up for my poor English, so I'm attaching them here, even though it's a bit late. (I'm adding them as comments because they're quite large.)
These pics were taken from data played under the following conditions:

・Start playing with a Normal Residential home to get a coupon
・Move in Residential Rental home on Monday after paid bills of previous Redidential home

Tenant Agreement & Bills before exiting game

Just after loaded abovee save file

    Then after travel, return home

Next, the case play through Monday to Monday without exiting game
Since I was going to be playing for a long time, I closed the game after making the payment, deleted the cache, and then loaded the save file. After that, I loaded the numbers using the above procedure and started playing.

    On Wednesday

    On Friday

On next Monday (Pay Day) before getting Bills

    After paid Bills

As you can see, the coding of the formula works correctly.
However, as you can see in the third pic, if you save the game in the middle of the lease period and restart it, the Tenant Agreement is reset and it will think the day when you restart is the day you move in, and the mailbox will calculate the lease fee from the time you restart until the next payment date.
In other words, the payment date is preset in the mailbox, and it does not reflect the lease period set in the Tenant Agreement.

  • Another information that play as Tenant:
    Condition
・Play as Tenant at Taka Soi 15 (with Premade Property Owner)
・Play through Sunday (move in day) to next Monday (Pay Day) - Not exit from game
    Result
Tenant Sim can pay the Bills & Rent, and can get Grace Period.

I saw the notification about Grace Period first time in this time.

This is that the true behavior of system running correctly, I think.
But unfortunatly, the system is broken by the action of loading the save file in this test too.
    See comparison pics below:
All left side is the case not exit game, and all right side is the case load save file.

About the amout in the Bills & Utilities, you can see that the amount but rent fee not be influenced by loading the save file. It is possible that the reference for the rent fee when loading the file is broken, or the reference specification is broken.
Even I, a programming novice, can figure this out from those pics, but I'm sure devs could figure out the problem in more detail.

  • I played as a landlord the first week I owned the game and found the gameplay extremely buggy and then I played as a tenant and it was chaos with all the rental events. I haven't played as either since the first week of owning the EP since it's been out.

  • Pick-a-boo_doo  Thank you for not only sharing this information but also taking the time to make/share the screen shots, which were very helpful for me, personally!  And Thank you again,  Miataplay for sharing this thread with me!  Very informative!

  • I was able to see the correct behavior of the payment system by playing without exitting game on the Taka Soi 15 lot where the Property Owner lives from the day moved in to the Pay Day. I wondered why I couldn't see the same behavior on the Residential Rental I made, so I tested it again on the Residential Rental I made.
As a result, I could see if playing from moving in to the Pay Day without quitting the game, the Grace Period will start correctly and the Bills & Utilities will be delivered.
Why couldn't I see it in the first test?
In the first test, without realizing that loading a save file would reset the Rent Fee, and once had reached the Pay Day, then used that data started the test without quitting game through from moving in day to the Pay Day.
But in this test, I play without quitting the game from starting game (moving in day) to first Pay Day.
There's one possible, that once breaked payment system by loarding save file can't work.
And one more thing I noticed.
If compare ①:when starting from the premade RR house has Property Owner to ②:when starting from the RR house made by self, - the data both of them was able to get Grace Period -, the displayed amount about Bills & Utilities when moving in is defferent.

In ① case (left side), the amout in Bills & Utilities displayed without traveling.
Is it because the Property Owner exists in the world -Panya is hidden NPC-, or because the Property Owner lives in same Lot with Tenant?
I don't remember which bug reports it was, but there's a comment mentioned about Property Owner's existance one of the report about payment as Tenant. So I think I'll need to test about that.

  • This time, I tested the Payment System as a Property Owner side. And the last Feedback.(a little longer)
    Test Condition:
・No Mod/CC, on EA app, PC - always I play under this though I didn't write until this comment -
・As Property Owner at Ro Kaya Rockside Lot and build Residential Rental house on the Lot and live there.
    ・Tenant Agreement keeps default setting.
・Play without quitting the game, from the day getting the Tenants to the day getting the Grace Period.
・Make a fresh Sims 4 folder, and create a new Sim for a Property Owner.

How to get your Tenants when you'll start a new game as Property Owner?
I came up with the following 4 ways:
①  You buy a Lot and build Resi Rental, after that you get Tenants from Business panel.
②  After got Resi Rental, go to Manage World and choose towny from the Manage Household panel as Tenant. Then let the towny to move in to your Resi Rental.
③  Once let your created Sim to move somewhere, then buy the premade Resi Rental Lot where Tenants already live there, and move in there as Property Owner.
④  Let your created Sim to move in the premade Resi Rental where Property Owner already live. After then, switch to premade Owner and play as Owner.

Since you have to create a Sim to start the game in Sims 4, I think the majority of players will probably start using way ① or ②. So, this time I tested using the ways ① and ②.

To start with the results, I could get the Grace Period using both ways.

In the test using ① way, after doing some preliminary preparations with the Lot type not change from Residential, at 08:35am on Wednesday I selected Tenants from the Business Panel and filled vacancy.
I continued playing the game without quitting, and was able to get the notice of Rent Collected and receive the Rent Fee (not a full amount)  at 5am the next week Thursday. And the Grace Period started at 9am that Thursday.

(Bills & Utilities settlement are usually made at 5am.)

And then in the test using ② way, after let the created Sim to buy a Lot, and then make RR house. Go to Manage World and choose some townies from Manage Household panel and let them to move in the RR house as Tenants.
Continue to play without quitting the game as same the test ①.
In test ②, Tenants moved in the RR house on Sunday 07:43pm. On the next week Tuesday Owner Sim got Grace Period at 9am. But at 5amte on that Tuesday Owner hadn't got the notice of Rent Collected.
But the full amount was not paid in Test ① either, so it's possible to Tenant not paid the Rent.
After checking the Grace Period and then played more 1 or 2 days in-game time, I quit the game in both tests.
Of course in both of tests, if loading the save file, Remaining Day is reset to 7 (default Max day) and Grace Period is gone.

Test① (right side is the pic of loaded save file)

Test② (right side is the pic of loaded save file)

By the way did you notice the weird in the above pic of test ①?
The pic of after loading save file, Yarmellino's Tenant Agreement has unit rules.
I always paused the game when take the pics. In this time, I also paused the game for try to do 'Justly Evict' to him and took a pic. And I renovated the unit he was and then select new Tenant after setting the Tenant Agreement newly with continuing to pause.
A new Tenant Agreement's pic is the below.

The point I saved using 'Save as ...' is before I do 'Justly Evict'. In other words the Tenant Agreement contains information that should not have been present at the time of saving. This symptom in not only this time. It happened in testing play as a Tenant.

In this case, you can understand the problem more clearly I think, after I took the pics and saved using 'Save as...', I let my Sim to do 'Sort Junk Mail' and then I paused the game, took the pic and saved using 'Save as...' again for moving to other Lot using 'Keep Furniture'. Therefore a few in-game time goes until Sim moves out. It reflects the results of actions taken in save files after the one I loaded.
The problem of the Remaining Lease Day being reset by loading a save file, and the problem of data that shouldn't exist being reflected in the saved time to the loaded save data - I think these two points are serious problems for the game. I hope that by investigating these, you can find out what needs to be fixed.
As a side note, after observing the FR's payment system up to this point, this is just a guess, but I guess that the calculate program also will try to calculate based on the Tenant Agreement for the figures listed in the 'Rent' column of the Bills & Utilities for the CL and Eco's apartments. That's not exist in CL and Eco's apartment, so rent is always displayed 0.
