@SproutLee the lots actually are not flat to begin with. When you enter a lot with grid lines on and then go to terrain tools, you can press "G" to show grid lines, and you will usually some for the part of the lot that is actually flat. What you'll need to do to ensure you're dealing with a (mostly) flat lot, is to use the new "Flatten Lot" button in terrain tools. This will provide grid lines for most of the lot, but in some cases, some of the edges will not be flat because of how the lot has been placed (next to somewhat elevated terrain).
