So, I have a 5 floor house for 8 Sims and 2 pets, and I felt like adding roommates, but I didn't know how, so I looked it up, and it said about having enough beds for all the Sims in the house plus ex...

They need to be able to get to the beds. There needs to be a full block on at least one side (not including a nightstand). Your roommates will also move out if they don't have the things they need to 'enjoy' their life with you. That means they count the number of sims per toilet/shower, etc. There will come a pop up warning you that they are unhappy with the living arrangement to give you a chance to fix it. Unfortunately, they won't tell you what's wrong, so you'll have to guess from what you know of them/the situation.
