This is exactly how I do it too. I'm so bad at making unique shells, or shells that fit the lots well. I'll get an idea of what each room is intended to be, and then delete everything. Sometimes I'll keep the color schemes, and sometimes I'll paint over it with the default walls and floors and start from scratch.
It definitely gives you a great base to start with and make it your own.
