Not sure what to vote. I rarely use lot traits on residential lots. If I use them I often like to give the same trait for the whole neighbourhood... The whole thing is more about story telling and less taking advantage of the perks. If I download a house from the gallery I almost certainly remove all the lot traits.
I'll usually use the Homey trait at the very least, plus Private Dwelling if I don't want my Sims inundated by visiters. I mostly use them on community lots --bars, lounges, nightclubs, restaurants, karaoke bars get the Convivial trait though I've got a bar with the Mean Vibe in Oasis Springs for my shadier Sims -- it's going to be the meeting place for my criminal gang down the road when I have to play criminal Sims (I have a dual goal with my current household and their descendants -- finish all collections and finish all the careers). Restaurants get Chef's Kitchen, Lounges and Karaoke Bars get Great Acoustics. Libraries get Fast Internet, Peace and Quiet, and sometimes Science Lair or Great Schools depending if a lot of kids hang out there. Gyms, spas and pools get Bracing Breezes. Museums and Arts Centers get Home Studio and/or Natural Light. I do have Party Place on one of my nightclubs. I try to gear the traits to the ultimate purpose of the lot. I used to use custom lot traits to set a dress code (party wear for nightclubs, for example) but I'm not sure how up to date they are; I should check on those.
