Game crashing since last update

The game lags upon start-up. In game, it freezes as soon as I try to zoom out the camera and everything becomes unclickable. I have to close the screen and force-quit the program. This started happening after the recent update.
I have no mods, but I have CC. I tried changing the game settings to play without mods/cc but it didn't solve the problem. 

I have a Mac (OS BigSur) and plenty of space on my drive. I deleted the localthumbcache and that didn't help either.
