Unable to start: The Sims 4 is already running - Mac only

You have two Applications folders, one in Macintosh HD and one in Users > [your user account] > Applications. Find the game and try the super repair I linked to.

Just did that. It still says that it is already running.

Ok. Set up a new user account on your Mac and see if you can launch the game in that account - https://support.apple.com/en-gb/guide/mac-help/mtusr001/mac

Play in that account. Evidently something running in your normal user account is causing the issue.
