Going into build mode everything dissapears
So I made my sims and wanted to build them a house as one does and then when i click build mode the all widgets (idk what to call them tools??) dissapear like the game is still running and everything...

shelbywasnthere Please remove your Mods folder for now. Try loading into Build mode on the same lot, and if it doesn't work, quit and restart the game and try a different lot in the same save. If Build mode still breaks, try a new save, for comparison's sake.
It's also worth clearing the EA App's cache and repairing the game (Sims 4 > Manage > Repair).
