Sims 4 black screen when selecting anything in build/buy

Everytime I select anything in build/buy the screen goes black. If I tab to the desktop and then back the screen will be back but anytime I click anything including options or switching to live mode ...

I got the same error with the black screen, i fixed it with this tutorial here <Removed. Please don't post links to shady fixed here>
