Can't delete/sell items

I do use mods and CC but it all worked fine previously and is all up to date with latest updates/patches etc. I'll try and double check in a different save to see if it is exactly the same as I don't want to lose the progress of my tiny town :(

I'm not seeing exactly that but I've not tested for that yet. Here's what has happened with things I was doing:

• I tried placing a fence and it didn't place at all.
•  I was using terrain paint and when I released the mouse button it wouldn't let me use the painting tool/erasing tool again unless I clicked on something else (I clicked trees/shrubs etc to get it to work again)
• I tried selling an item I didn't need anymore, it disappeared but no money increase.
• Items in family inventory won't sell/delete at all (They're just some greenery for outside.)
• Once I left build/buy mode the pause, play and fast forward buttons weren't working (I was clicked on them as if they were on that setting) but the timer doesn't move.
• Game is unable to save as a result of this and stays on the save screen indefinitely.

 

Sorry for how long this response is! Just wanted to cover as much ground as possible!

 

EDIT:

Tested on a different save, findings:

• I'm having a similar issue with build/buy mode like in the post you initially suggested, not identical but I can place an item it takes a long time to register and sometimes doesn't let me place the next item.
• Speed hot keys still broken
• Selling items and placing fences are fine again.
