Sims in the Coast of Adhmor (Innisgreen) disappear into the terrain near the gnome roundabout due to misaligned kdtree.

I have found the same in Innisgreen. My Sim will suddenly fall over like they have the Clumsy trait (which this Sim does not), and then wind up crawling and stretching out of the terrain. It's put me off living there for a bit! Tested with mods removed and no change.
