Also experienced error 123:35e4F805:f2e2fcc8 when I tried to visit a community garden in Port Promise. I removed the 2 mods I was playing with. Renamed my Sims 4 folder to generate a new one, cleared my cache, and repaired the game. This didn't fix the issue. I have all sims expansion packs, game packs, stuff packs and kits.
There was an easel on the second floor of this build. Saw someone's comment regarding deleting easels, and once I did that I was able to load into the lot again.
