I have done these steps. After much further investigation (like 8hrs total) it seems that the root cause of the issue is the stock settings that my gigabyte motherboard applies for the 14900k. Intel says they are aware of this issue and encouraged me to return the CPU for a new one since its still within 30 days of purchase. Or I would have to lower the clock or increase the voltage. I am not sure if there is anything on EA side that they could do to help. I think this one is between Gigabyte and Intel.
