FPS dropping on a good PC

Go in Origin / My Games tab - right click on game icon- select Game Properties... and in Command Line Arguments -type

,,   -MaxSimFps 60 -ForceSimRate 60  '' without quote

Now press OK and start the game.

Try turning off Origin in-game by right-clicking Need for Speed and selecting Game Properties. Further technical troubleshooting can be found in the below thread:

I have tried the above options and it does appear to gets a little bit better. But the lag still appears very much and once I increase the graphic (from low to med) the lag I had when I was using low would appear just like how it always was again. Is there any other way?? Or maybe there's  away I can lock my game's frame rate at 30 FPS?

I've already tried this in the very first place as well, but it's not helping very much too

It could then very well be latency that you are experiencing. Sometimes the difference between latency and fps issues are unclear. In the case of latency, try the following:

• Make sure you use a wired connection
• Power cycle your system and router
• Run your system in a clean boot

I've been playing the game with wires connected since the first day I bought the game... my internet speed is 100 mb/s so I don't think it's my internet's problem.... also I've tried to insert those command, but it changes nothing to the game. Now I run the game with the lowest graphic, the game can some times goes up to 80FPS in none heavy terrain areas (but extremely unable, it can keep on jumping between 70~80 FPS) and 40 ~ 60 (same as above, keep on jumping between these numbers) in complicated terrain areas.... I've tried every single way I can to adjust with my computer, including replace the thermal of my CPU.... please help, now I am thinking it's probably the game it self and not my PC's problem.... it's making the game unplayable :/

It does not sound like a latency issue, then. Could you upload a dxdiag so that I have a better idea of how your system is setup?

I did find two reports of users reporting that a specific motherboard app was causing fps drops for them. If you are running an ASUS motherboard, this might affect you:
