@Racing_adh Please link a couple of the items you can't download, and I'll try them on my own Mac. Please also list the expansions and stuff packs you have installed.
i am also experiencing this for any item i try to download from the exchange. here is an example: https://www.thesims3.com/assetDetail.html?assetId=8272330. i have Generations, Seasons, and Master Suite stuff installed
