Sims 3 64 bit keeps crashing despite using lowest settings

My Sims 3 64 bit game keeps crashing on my Mac  2 minutes into game play and I've tried all the troubleshooting techniques EA has recommended such as reset origin, new user uninstall reinstall, safe ...

@Livzz1245  Have you disabled Advanced Rendering and enabled Object Hiding?  Both of these are on the same page as the other graphics options.  Be sure to change the settings at the Main Menu and quit to desktop before loading a save.  And if you're not playing in Sunset Valley, please try it and let me know whether the game runs any better there.

Please also list the full specs of your Mac: everything under About This Mac including the OS and except for the serial number.

@puzzlezaddict Yes I have disabled Advanced Rendering and enabled Object Hiding. Sunset Valley still crashes but it at least lasts 5 minutes.

My Mac specs are:
Chip: Apple M2
Memory: 8GB
MacOS 14.1.2 (23B92)
