I like this idea! It would be interesting to have a 'house satisfaction' measure based on factors, and a sim's overall feeling about the house generates occasional moodlets - good or bad, depending on the measures. I'd like the factors to be more like relationships, rather than have on-off states based on short term events.
Elder sims would notice if they walk up and down too many stairs in a short space of time. This happening repeatedly would reduce an 'accessibility' measure.
A house with plenty of room per person living there would get a bonus, and one with too little room a penalty
Mess and dirt should reduce it too with a 'cleanliness' measure that goes down over time when it's often messy.
Materialistic sims should dislike budget items
Sims whose bills are above some percentage of their income should also like their house less with an 'affordability' measure that decreases if this keeps happening
So we could see things like how 'expensive' it is for the household, or if there's enough room, etc. Answers to these problems could be interesting. For example too many stairs for elder sims might lead to moving house, or making a downstairs bedroom/bathroom, etc. Sims who were once happy might suddenly find their house too expensive if they change job and then need to sell some items. Having another family member might make the house feel smaller.
