Roommates will leave if they're having trouble fulfilling their needs. Sometimes I upgrade their beds, plumbing, etc. to help with this.
They also move out when aging up. I don't know why, but they'll say it's time to move on, or something like that. I discovered this the hard way when I was building a nursing home full of 'roommates' and I wanted them all elders. So I aged them up. They'd move out immediately every time. However, if your sim has a high enough debate skill, they can beg the roommate to stay.
