Cannot Edit Restaurant Lots

Whenever I enter build/buy mode on restaurant-type lots, I cannot save my progress. I cannot save my custom menu nor edit any of the uniforms. Yes, I play with Mods/CC, but I also ran multiple tests to remove any bad mods or CC. I cannot save my progress; I have to force restart my computer. I cannot delete the lot in edit world mode either.

I would like to say thank you for your further help. I started to remove a couple of mods/cc (Applebee's/Chili's food mod), and I also removed the loading screen, which made my game run much smoother and saved my restaurant lots with no issue! Thank you for your help.
