Can't place objects in build mode

I'm on PS5

All expansions, games, packs & kits.

Updates all up-to-date 

No mods (obviously)

Since the update I can't place objects in build mode. It will work for a time & then suddenly it deletes the last item placed (a window) and after that it won't let me place anything. 

I tried going back into live mode - doesn't fix it

I tried going into neighbourhood mode - crashed the game

For now I have give up on trying to build a house as it's impossible ☹️

Really hope it gets fixed.
