I have been having the exact same problem ever since the most recent update as well, it doesn't crash all of the time when switching between build/buy mode and live mode but it does do it frequently. The icon for build/buy mode greys out when I try to go back to live mode but I can't do anything and trying to go to manage worlds when this happens just presents a black screen. I'm playing on a gaming laptop, have all packs, expansions and kits and I don't use mods or CC

I am not sure if this is exactely the same issue Pointless06451 is describing. But I also experience the GUI disappearing when switching between live and build/buy mode. Also getting a black screen when returning to manage worlds or main menu just as WendyFallenAngel described in the comment. I recorded this issue and uploaded the video to youtube:

what platform are you all on ? Mac or Windows ?
Please post your specs.
If you are a mod user (even if disabled), try the following
- Close the game
- Rename Documents\Electronic Arts\The Sims 4 to Documents\Electronic Arts\The Sims 4_Old
- Repair the game
- Start the game. All your content will be gone now as the game created a new folder. All your saves/.. is still in the old folder so not to worry.
- Start a new save game
- Check if you still have the error
- Report back with your results for further steps on how to get your stuff back. - halfidentity2 months agoSeasoned Newcomer

I am using Windows 11 Home.
I followed your instructions. This time it didn't happen immediately after the first time switching between live- and build mode. But after a few minutes normally playing a scenario from the main menu, it reoccured with the mode switch.
There is already a lastUIException.txt file in the new "The Sim4" folder. Don't know if this is useful to you. I attach it anyway.

You can't upload exception files. You need to c/p the content.
Which issue did you have again ? The crashing or the GUI disappearing ?

Could you post your Computer's DxDiag?
- Press Windows-Key + R
- Type: DxDiag
- Click on Save all Information.
- Attach the Text File to your post WendyFallenAngel Your dxdiag lists a few serious crashes of the graphics driver, or one of them. This could definitely take out Sims 4 if it happened while you were playing. So please do a clean uninstall and reinstall of both drivers, as described here:

The proper order of operations here is uninstall the Nvidia driver > uninstall the Intel driver > restart > reinstall the Intel driver > restart > reinstall the Nvidia driver > restart, all while your computer is offline.

I updated my drivers and my game is still doing the same thing, it is intermittent and happens more frequently if I am playing a scenario although it can still crash just switching to build/buy mode and back to live mode in a save without a running scenario.

Same! I just got a new PC and never played a scenario before, so I decided to do the PlantSim one. The first couple of times I went into build/buy, I got back to live just fine. But after that, it would remove the UI and gray out the ability to return to build/buy. Attempts to go to Manage Worlds or do anything else apart from the options menu just gave me a black screen. So frustrating!
