Ts4 crashing as soon as I get into build/live mode

I’Ve had this issue for quite a while now and I feel like I tried everything, I use mods but I tried disabling them and the issue persist. I tried reinstalling the game, updating windows, even updating my graphic card.

But none of this works, CAS works fine, but as soon as I get into live mode or build mode, the game crashes. 
Does anybody knows how to solve this ?

    I also tried deleting all my saves, but this didn’t work either

    Could you post your Computer's DxDiag?

    - Press Windows-Key + R
    - Type: DxDiag
    - Click on Save all Information.
    - Attach the Text File to your post
