Same here. Mac. Removed mods and repaired game. There is no option to do inspection.

I used the enablefreebuild cheat to edit the lot. Added a new stove, "broke it", sold the old stove put the new stove in it's place, then repaired it & this worked as a workaround.

In all the reviews I saw it was never mentioned these bugs, I just purchased the for rent expansion pack yesterday. No Mods, no cheats, MAC- very disappointing...

I still have issues with maintenance events for owned residential rentals as well. Usually I avoid playing with it because the events fail about 99% of the time, and if I do play I call to have a contractor go, but that fails a lot as well.
Last week I decided to give it a go again. It has been a while since the pack came out, so maybe it was fixed now?
I tried to fix the "explosive malfunction" event by having my sim go to the lot, I could not interact with the stove at all. Not options for any of the two sims in the household.
So I sent them back home (waste of time to even try) and did the phone interaction to call the contractor instead, it failed.
Please fix the maintenance events. I want to be able to own residential rentals
