2: What OS / Build do you run? Xbox One
3: All drivers updated? Yes
4: Any 3rd party software running like Anti-virus, discord etc? No

5: do you or any other member in the household watch youtube, streams or downloading while playing? All WiFi connections turned off then wired instead with same issue.

Please can I add, that this seems to happen very consistently after one game. If I close the game and play it will be fine, until the second game where it will lag.
I missed the xbox part, just woke up when i was typing sorry.
Please try the following:
*Clear xbox cache
Power off your Xbox One by holdiong the power button until it turns off.
Unplug your power blick, press and hold the power button several times to expel remaining power. Wait for 10 seconds and plug the bick back in.
waitin for the light on the brick to change from white to orange and turn your xbox on.

* Clearing MAC adress
Go to Settings> All settings> Network> Network settings
In here press on advanced settings and alternate MAC adress option, press on 'clear'
Restart your xbox

* Remove and unplug USB devices
If you have any devices plugged in to your Xbox, please unplug them.
Sometimes it may interfer with the game.

* Re-install the game
Try to reinstall the game and see if the issue is resolved

No worries!
I have already tried to reinstall the game, no fix.
i have done all the tasks you gave me to try and no fix.
ive managed to narrow it down to it lagging after one or two games, which is strange. Maybe firewall?
