This issue should be resolved at this time. If you're still running into issues with The Sims 4 currently please fully restart the EA app and try your download again.
Thank you for your patience while this was addressed.
Update: If you're still seeing the "Update Required" message after the fix for this went live about 30 minutes ago please try clearing the EA app cache and let me know if that doesn't resolve the issue.

@Mylittlehippie As we all suspect, its an EA issue, so we're just going to have to wait a bit. I came to the forums first to see if it was happening to other simmers, and sure enough, it was.

I actually think the same.
I would like to suggest you all to disconnect your computers from Internet, clic on the three traits on the top left of the EA app window, then Help and Restar app. You should be able to play The Sims 4 offline mode, but if the EA app wants you to repair the game, don't give it the authorization and try to restart the EA app and to clear your EA app caches (three traits on top left of the EA app > Help > Recovery app > Clear cache and confirm).
Unfortunately doesn’t seem to be letting the game open even when not connected to the internet, says files are corrupted- from what I’ve gathered from Reddit this seems to be the case for quite a few people too. Clearing EA cache didn’t seem to work either.

Yeah this works. I actually got my game to launch offline. Once I got in there was a warning my game was updating but since my PC is not even online at all I clicked it away & loaded back into my game.

This hasn’t worked for me, it still says repairs are needed and won’t allow me to open the game at all- have tried clearing cache and it then tells me it can’t find my account
@iheartsandwichesClick on Game Option and remove the tick on something that sounds like (my game is not in English) "Download automatically", then confim by clicking on "Aplly modifications". Now you should be able to load your save game.
@Heautontimoru Tried that. Doesn't do anything at all. It appears to be too late. Apparently it's already decided the game NEEDS updating before ever being playable again.
@evelester Yeah, I also got like 14% this time around. Maybe it's jump 13% everytime I restart. ROFL (I have to laugh otherwise I'll just cry from the frustration).
I'm sad to think that if you have already tried to do anything like trying downloading the (at the moment) unexisting update or repair the game because the (at the moment) crazy EA app asked you to do that, it could be possible that you'll have to wait that the EA Team will solve the issues to play again.
I just want to make it clear that to play offline you have to restar the app when Internet is completly removed from your computer: if you connect to Internet through cable, phisically remove your cable from your computer; if you use a wireless connection, turn off the wireless on your computer.
i uninstalled my game in an attempt to fix it and now i cant reinstall because of the same downloading error lol so now im stuck till its fixed cause my game is uninstalled ;-;
I manage to get my game to launch dispite the "you're updating your game" message.

(Edited) Steps: - Have the EA App open first, (turning off your connection might make you unable to sign into the EA App, which we don't want)
- Turn off your Wi-Fi and/or unplug your Ethernet cord, (you can turn on/plug in the cord on the main menu, this is just to launch the game as being online requires you to update)
- Launch the Sims4
- Click on the "you're updating your game" prompt (This should take you to the "Sims Delivery"), or go directly to "Sims Delivery"
- Set Sims Delivery to "never"
- Click on "Resume", (mine took a bit to load since I have mods, hence the Supernatural logo, but if it loads a while, wait for it, it should load you into the game)
- I do suggest backing up your save file incase there's somehow a cloud sync or other errors, (they're shouldn't be, but who knows)
- Sadly for now, each time you launch the game, you will have to turn off or unplug your connection until the update gets fixed, however you won't see the "you're updating your game", (I just relaunched the game to verify this)
What's NOT required, (I didn't do it, so you shouldn't have to either): - Clear cache - Reinstall the EA App
This part is just for those who managed to not catch on: Do NOT reinstall or uninstall the game, you won't be able to play at all, and repairing the game won't work. (I will note that prior to trying the steps above, I tried repairing the game, it got stuck at 14%, I had then canceled the repair and the steps was the first thing I had tried).
Really hopes this works for everyone!

Did you take any steps to open the game offline? I’ve tried and it just says repairs needed, there doesn’t seem to be any way to open the game if I’m offline 🙄
Have also been experiencing this, attempting to update not loading, etc.
I followed some of the previous forum advice to uninstall Sims 4 and the EA app... EA reinstalled but now Sims 4 won't redownload through the app so I'm stuck there too!
I had the same problem, so I turned wifi off/on then I was able to download the game but the update still isn't working... it finalized the update and says "The Sims™ 4 is ready to play" only to loop back into the update when launched.
I'm sure EA is working on this. I just hope they fix this problem very fast. I bought Horse Ranch just yesterday and yet not played! I fell myself they fooled me...
Mine is telling me i have corrupt files and that i need to repair the game but like you said, repairing the game isn’t working for the time being ;/ i hope this gets resolved soon
I’m glad for that players are helping each other in this way but this is not okey. I hope we get lots of communication and an official fix very soon!
