FC26 & Madden26 Download cancelled "you don't own this game"

I am an XBOX Game Pass Ultimate subscriber and have recently moved on to PC gaming. My EA Account is linked correctly with my Xbox/Microsoft account. EA app is installed and linked correctly to the Xbox account. Regardless of what I do, I cannot install FC26. I have tried twice with EA Online Chat and once with Xbox.

I click on INSTALL from the Xbox Account, which then opens the EA app. I get one of 2 messages...

"This Game is Unavailable. You're not eligible to play this game"

It should be noted I can install..,

F1 25, The Sims, FC25,FC24,WRC, Tales of Kenzera....basically most, if not all EA Play games. 

I have tried installing FC26 on 2 PC's and even 2 networks. 

I've lost the will to live. 

Any suggestions to resolve would be appreciated.
