CAW Sims 3

I've had that issue before. You need a skeleton copy of The Sims 3 folder dedicated to CAW to open CAW. It shouldn't have any store or custom content installed, though you can install a select few store items (I installed the Stones Throw Greenhouse to work on a home with a greenhouse).
The best way to create a fresh game folder is to rename The Sims 3 folder to "The Sims 3 - current" or something else that makes sense for you. Start the game and you will get a new The Sims 3 folder. You may want some, but not all of your mods in this folder.
I have only the following installed in my The Sims 3 dedicated CAW folder:

nointro
nointromaxis
Nraas_DebugEnabler
Nraas_ErrorTrap
Nraas_MasterController
Nraas_MasterControllerCheats
Nraas_NoCD
Nraas_Overwatch
Nraas_PorterIf you've been creating Sims or lots in your regular game to add them to your world, you can copy their library files to the CAW library folder so you can place them into your world in Edit in Game. S3PE is your friend for figuring out which hexidecimal name is for the ones you want to transfer.
When you are done working in CAW and have exited CAW completely, rename The Sims 3 to "The Sims 3 - CAW ONLY", and rename your other folder back to "The Sims 3" so you can play your favorite saves.
