My Sims3 folder is 40gb is that too much ?
I can't save my game while playing ..though try to saves as often and even save with a different name, But it won't show in the game Launcher. Have been deleting all 4 Caches files every time. Lately...

40 GB is massive.
How big are your saves ?
Sims 3 is only a 32 bit application so it cant' use more than 4 GB of your Ram before you get Error 12. To me it sounds your save has gotten too big.
Are you using custom content ? Did you try remove some of the saves you don't need (like move them to the dektop)
